A wonderful beach side location on Lighthouse beach, with discerning clients who presented a challenging brief: to maximise the Lighthouse & coastal views to East and give maximum solar access to the North, provide sun to living rooms and bedrooms plus views to all bedrooms and living rooms.

3D modelling allowed an interactive design understanding to ensure the building form was under the 8.5m planning height restriction and ensure the all-important views to Tacking Point Lighthouse were intact.

The clients wanted a modern coastal home that was liveable with numerous entertaining areas to provide options for the different wind directions; a hideaway from the North westerlies, cold Southerlies, a cool alfresco for the hot summer afternoons and a sunny winter “courtyard”.

The home has an East West landscaped corridor (with pool) to the North of the home, which floods the building and garden/pool with sunlight. The swimming pool is the focal point of the home and provides a private courtyard area with a “gazebo” alfresco pavilion flanking the pools Eastern end with views to the sea which also allows the cool sea breezes into the site.

The home preforms incredibly well climatically due to high thermal mass, good solar access, efficient cross and stack ventilation and good thermal insulation.
